Bed & Breakfast FAQ

Stay & Accommodation

What time is check-in and check-out?

  • Check-ins are scheduled from 2 pm to 6 pm.
    We will text message or call you the day before your arrival to confirm your arrival time. If you are not sure of your arrival time or will be arriving later than 6 pm, we will provide you with the self check-in information. It is rare that we can accommodate an early check-in, but we are always happy to store baggage. Please call to make these arrangements in advance.

  • Check-out is anytime before 11 am. 
    If you need to leave before breakfast is served, please let us know before 6 pm the night before and we will be happy to prepare a bagged breakfast to take with you. A late check-out must be arranged in advance to assure there is ample time to prepare the room for guests arriving later that day.

Is breakfast included with the stay? 

  • ​If you chose the all inclusive rate during booking, your room rate includes a full breakfast served each morning at 9 am.  Please visit our breakfast page for more information.

  • Visit our website for all included in-room and house amenities.

Do all rooms have private bathrooms?

  • Each of our suites come with a private bathroom.  â€‹

    • Grand Suite - Private on-suite bath with jacuzzi tub, no shower​

    • Eastlake Suite - Private on-suite bath with clawfoot tub and shower

    • Little Eastlake Suite - Shared bathroom with the Eastlake Suite, only booked in conjunction with the Eastlake Suite

    • Victorian Suite - Private on-suite bath with 1914 clawfoot tub and shower

    • English Oak Suite - Private on-suite bath with shower

    • French Suite - Private on-suite bath with shower

    • Little Cathedral Suite - Private on-suite bath with clawfoot tub and shower handle

Are the rooms air-conditioned/heated?

  • Yes, each room has central air-conditioning and heating.  The Victorian Suite features a window unit, the English Oak Suite and French Suite features a wall unit.​

Do you offer daily housekeeping?

  • ​In consideration of the health and privacy of our guests, and in response to evolving hospitality standards since COVID-19, we do not provide daily in-room housekeeping during short stays. However, for guests staying multiple nights or on extended visits, we are happy to offer weekly room cleaning upon request. Fresh towels, linens, and toiletries are always available as needed to ensure your comfort throughout your stay.

Can I book multiple rooms for a group or event?

  • Yes.  We even offer discounts when renting multiple rooms.  The multiple room rental can be a whole house rental or two rooms in the house.

Are children allowed?

  • Children over the age of 14 are welcome.​

Is the mansion accessible for guests with mobility issues?

  • The Oaklea Mansion Bed and Breakfast warmly welcomes all guests. However, due to the historic significance of our 1903 historic property, the mansion is not wheelchair accessible. Removal of necessary physical barriers for complete accessibility is not readily achievable as such removal would threaten or destroy the historic significance of the property. 
     

  • The physical barriers of the Mansion include the following:

    • Elevated access to the entrance of the Inn requires the navigation of steps.

    • All emergency exits require the navigation of steps to exit the building.

    • There is no elevator to the guest rooms which are all located on the 2nd and 3rd Floors

    • First-floor common areas require the navigation of steps to the entrance of the mansion.

    • Narrow interior hallways and doorways cannot accommodate a wheelchair or scooter.

  • So that all guests can enjoy The Oaklea Mansion Bed and Breakfast, we work to ensure those with disabilities can enjoy our Mansion. Although we cannot offer wheelchair/scooter access, we do make every effort to accommodate those with limited disabilities. 
    Our goal is to ensure that anyone who wishes to visit The Oaklea Mansion Bed and Breakfast can do so, regardless of their physical abilities. Among the ways we strive to comply with the ADA:

    • It is our standard operating procedure that individuals with disabilities be able to make reservations for an accessible accommodation during the same hours and in the same manner as individuals who do not need an accessible room.

    • We guarantee that an accessible guest room, once reserved, is held for the reserving customer and is removed from all reservation systems. We make reasonable efforts with third-party reservation systems to ensure that an accessible room is available through at least some of these services and that information concerning the accessibility of the room is included on their reservation platform.

    • Guests with legitimate service dogs will be provided access to all areas of the mansion where members of the public are allowed to go.

Food & Dining

Do you accommodate dietary restrictions (gluten-free, vegan, etc.)?

  • Yes.  Please let us know by 6 pm the night before and we will do our best to accommodate your dietary needs.  â€‹

Is there a kitchen or refrigerator available for guest use?

  • Rooms on the second floor have a fridge in their room.  If a large space is needed, upon request the kitchen fridge can be used.​

Are snacks, coffee, or tea available throughout the day?

  • Complimentary snacks and beverages are available throughout the day. You'll find coffee, tea, sodas, and bottled water in the kitchen and on the second-floor landing. Both areas also offer a selection of snacks, with mini fridges stocked with drinks for your convenience.

 

Policies

What is your cancellation policy?

Is a deposit required to book?

  • A deposit is required to book and is a percentage of your total booking.​

Are pets allowed?

  • Dogs are allowed in the Victorian ​Suite only and the Dog-Friendly Policy is as follows: (Sorry-we do not allow cats).

    • Dogs must be well socialized around people and other dogs, all dogs must be on a monthly flea preventive.

    • Dogs must be fully housebroken and must be kept on a non-retractable leash at all times when outside of the guest room.

    • Dogs must be crated any time they are left unattended in the guest room (crate not provided).

    • All dogs must be up to date on immunizations and records made available if requested.

    • You must clean up after your dog inside and outside and dogs cannot be leashed/attached to the outdoor furniture.

    • If your dog causes damage to any part of the property, you are fully responsible for cleaning fees, repair, and/or replacement.

    • A $50 per booking pet fee, applies to all reservations. If a dog stays in a dog-free room, the guest will be charged a cleaning fee of $300.00.

Is smoking allowed on the property?

  • ​The Oaklea Mansion Bed and Breakfast is a NON-SMOKING & NON-VAPING property. For the health and safety of our guests, smoking and vaping are not permitted anywhere on the premises, and a minimum $350 cleaning fee is imposed for smoking and vaping inside the house. Additionally, we do not have designated outdoor smoking or vaping areas. Your complete cooperation is expected and appreciated.

 

Property & Experience

Can we tour the mansion or learn about its history during our stay?

  • Yes, tours are available during check-in or after breakfast.
    If you choose self check-in, a tour can be arranged the following morning or at a mutually convenient time coordinated with Oaklea staff.

Are there outdoor areas we can enjoy (gardens, porches, koi pond)?

  • Yes.  Feel free to enjoy the grounds during your stay.​

Is the B&B haunted or does it have any ghost stories? (Yes—people ask this!)

  • ​While Oaklea Mansion is a historic home with its share of stories and legends, we strive to provide a peaceful and respectful environment for all guests.
    To ensure everyone’s comfort and preserve the atmosphere of the mansion, the use of paranormal investigation equipment is not permitted on the property. Guests who do not comply with this policy will be asked to leave without a refund.

Do you host weddings or events?

  • Yes.  Please see our ​Venue page for more information. 

Are there any quiet hours?

  • Yes.  We ask that guests please respect others with quiet hours from 8 pm to 7 am.​

 

Logistics

Is parking available on-site?

  • Yes! You’re welcome to park in the front circle drive or on the side of the house.

How far are you from downtown or local attractions?

  • Oaklea Mansion is just a short walk to downtown Winnsboro—approximately 3 blocks away. Enjoy easy access to local shops, restaurants, art galleries, and all the charm of Main Street right from our front door.

Is there Wi-Fi available?

  • Yes.​

Can I walk to restaurants or shops nearby?

  • ​Absolutely! Downtown Winnsboro is just a few blocks from Oaklea Mansion, where you'll find charming boutiques, local eateries, coffee shops, and art galleries to explore.
